Crack on both sides of internal wall

Owners often do not notice cracks until many years after initial formation. More often a foundation crack becomes a major issue when discovered during a pre-purchase inspection. Cracks are generally considered vertical, horizontal or diagonal sloped , even though most cracked-wall conditions include all three categories.

Narrow vertical cracks are most often caused by minor settlement or normal shrinkage. Such cracks are not structural defects. Wide vertical cracks exceeding 3mm in width may be caused by significant settlement problems that require detailed engineering inspection and evaluation. Horizontal cracks are much more of a concern than vertical cracks, especially in block foundation walls.

Cracked foundation walls can be permanently repaired, without complete replacement, as long as inward movement is not excessive. The key issue is whether the wall can continue to provide vertical support for the house without risk of severe damage.

Inward movement is typically measured relative to base of wall, using a 1. Maximum inward movement deflection usually occurs at the horizontal crack and near mid-height of the wall. If inward movement of a cracked foundation wall exceeds 25mm, consideration must be given to complete replacement of the wall.

Cost for replacement is typically much greater than cost of bracing. Therefore, having repair work performed before inward movement increases is essential to minimising repair costs.

Now we are noticing the middle ceilings that had been taped over are cracking. In the living room guest bedroom and master bedroom. Additionally the wall outside the Family room starting to bulge out. Aside from drainage problems we had last month and is now fixed.

I feel that because the house did not have these in place that water could have caused damage to the foundation because the concrete foundation in my basement has pulled away slightly and I noticed that it has even sunk! I feel this is causing new cracks in the walls, and moticed that my brand new kitchen countertop has dropped, detaching from the backsplash by half a millimeter.

OP, as you suggested, this could be thermal movement. Why not ask neighbours about their walls - cracks etc? Or remove a short length of skirting and check.

Hi Vinn, Yes they are internal walls, which have rooms either side. They also appear on the joining wall between next door semi detatched. The cracks don't appear on any of the internal walls that are joined with the external wall front,back,gabel end I know the person we bought the house off had a new boiler in April, but I believe this was an upgrade and not a new installation.

In that case, there's not much point in insulating internal walls. Do you know any of the history of the house - neighbours are good for this. Was it a fixer-upper or was it flipped? Why would the previous owner install a new boiler just before selling? What did the mortgage surveyor have to say?

I understand there will be no benefit from insulating the internal walls. Re: boiler - no idea? The house was neither a fixer-upped nor flipped. Is just in a good state of repair with very little to do. Don't have any history on the house, will chat with the neibours soon though. Mortgage inspection proved faultless. Im confident that the cracking in the wall is only superficial, especially as it happened over night on the first cold night of the winter.
